LISTING YOUR HOUSE FOR SALE IN SPRING.


OK, I realize yesterday was the first day of spring, and I realize that tonight we might be getting 10 inches of snow... But, the feeling of spring is right around the corner (I hope)!


People are starting to think about spring, and driving around Beverly and the North Shore touring open houses. Since spring is the top time to sell a home, I am going to be releasing a full report on the Spring and Summer real estate market in Beverly, MA. I wanted to write a brief blog post on why I think it is important to start thinking about selling your home this spring and summer. Look out for the full report coming soon!


Here are four reasons to think about selling in Spring and Summer:



1. BUYERS ARE READY TO BUY

If you think seasons do not affect the sale of homes, then think again. No one wants to go hunting for homes and relocating in winter because of the harsh conditions that come with it. Buyers are on standby waiting for new properties to hit the market.


2. PROPERTY VALUES SPIKE DURING THE SPRING

First impression matters. I am a firm believer that a buyer knows within the first minute of arriving at a property if this is the home of their dreams. This is why curb appeal is crucial. In spring, the flowers are blooming, the landscaping is immaculate, and the white picket fence is freshly painted. That said, your home is even more desired then any other time of the year, which leads to the bidding war.


3. MORE BUYERS MEANS BIDDING WARS

Okay, I think by now, we’ve established the fact that spring is indeed a peak season when it comes to selling real estate. With that in mind, as a seller, you can expect a very busy open house. As a result of all of the foot traffic, you can expect multiple offers. Even in March, I have witnessed an overwhelming amount of people touring properties. Take for example 51 Hale Street which I listed for $629k, I had over 150 people at the open house. Needless to say multiple offers; stay tuned for the sale price. People in Beverly are getting antsy to buy!


4. EVERYONE WANTS TO GET SETTLED BEFORE THE END OF SUMMER

Buyers are looking to get settled to their homes early enough from the beginning to late spring. Buyers want to be settled, enjoy summer and get their children ready for the school year in September. This is especially true for home buyers who are switching school districts.


If you’re in the North Shore area and you’ve got a house you want to sell, I’d say you shouldn’t let this opportunity pass you by.
